Method of sale: Tracts 1 & 2 will be offered in the choice method. The top successful bidder of the first round of choice will have the option to select the tract of their choice OR both of the tracts. If the top successful bidder selects just one of the tracts then whichever tract is remaining will then be sold. Tracts will not be combined at the end. Taxes: The current Real Estate Taxes according to the Jackson County Treasurer are approx. $5,002.00 per year combined for both Properties 1 & 2. Seller shall pay the 2023 RE taxes due in the calendar year 2023 which were based on the 2022 tax assessment. Buyer shall be responsible to pay the RE taxes due in the calendar year 2024 which were based on the 2023 tax assessments and all future taxes.

Possession: Full possession will be March 1, 2024. This land is available to farm for the 2024 crop year.

Terms: Purchaser (s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit which will be payable to Winter Abstract & Title, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before January 4, 2024 when the seller will provide marketable title to the property. Owner’s title insurance policy and closing fees will be split 50/50 between the buyer and seller. Abstracts will not be provided. Closing will be conducted by Winter Abstract & Title.
